Illuminated — up to 150 guests

A light-filled room for up to 150, with the gardens just outside.

The garden is your backdrop, and there is enough light to photograph all afternoon. Say your vows outdoors in the butterfly garden, then bring everyone inside for the reception. It is also a commercial property, so the Garden Room does not have to close at the same hour many other venues do.

The Garden Room is right if

  • You want daylight in your photographs and the gardens behind you.
  • You want an outdoor ceremony in the gardens, then a reception indoors at the same venue.
  • Your list runs up to 150 and you still want the room to feel open.
  • You like the idea of outdoors without depending on it.

Look at the Barn or the BoHo instead if

  • You are picturing an evening reception with the lights low — that is the Barn.
  • Your list is under 55 and you want a day built at that scale — that is the BoHo.

Every venue here runs the same package and the same team. The room changes. The promise does not.

One number, no ambush

$15,000–$21,000 covers all of this.

  • Guests seated either side of a petal-strewn stone aisle, the couple at a white garden arch beneath tall trees

    Ceremony

Each venue has its own ceremony site, set and styled.

  • The Barn set for dinner: long white tables with dark green napkins and greenery runners beneath crystal chandeliers

    Reception

The room, the tables, the linens, the setup and the breakdown.

  • A table centerpiece of floating candles in glass cylinders ringed with baby’s breath, the table number in a gold frame beside it

    Design & coordination

A coordinator from booking through your last dance.

  • A place setting with a gold charger, a lavender napkin tied with baby’s breath and a handwritten name card

    In-house chefs

Buffet-style, menu built with you at your tasting — not a catering contract.

  • A dark green champagne wall lettered “Sip & Be Seated”, its shelves lined with filled flutes

    Bar & event staff

Bartenders, servers, setup and cleanup crew.

  • A bride’s long veil caught in the air as the couple kiss among the trees at golden hour

    Photographer

Full edited gallery of the day.

  • A bride and groom dancing in the middle of a packed dance floor under the DJ lights, guests dancing around them

    DJ

Ceremony through last dance, playlist built with you.

  • A three-tier white buttercream wedding cake with white roses and daisies, on a wood slab by a window with the cake knife and server

    Wedding cake

Tiered or cupcakes, tasting appointment included.

  • The officiant leading the vows as the couple hold hands beneath an ivy-covered arbor

    Officiant

    Personalized ceremony, written with you.

Where you land inside the range depends on your guest count and your date — $21,000 is a full house at 150* guests on the all-inclusive package. Upgrades are optional, priced individually, and shown to you before you sign.

*The Barn can accommodate up to 200 guests maximum, and a $50 per person charge will be applied at any party size over 150.

A real Saturday, October 2024

“Mother Nature threw a hurricane at us. Within an hour of the ceremony we had to move everything indoors… when I finally saw the space, it was breathtaking. She personally carried my train and held my umbrella the whole way, and our guests never even felt the chaos happening behind the scenes. Weeks later, people are still telling us it was the best wedding they’ve ever been to.”

The rain plan is the plan

If the weather turns, you stay on the same estate.

Three venues sit on one property. If your day cannot happen where you planned it, it moves to another room here — same team, same package, same price. There is no tent invoice, no second vendor to call, and no decision for you to make on the morning. Your coordinator makes it while you are getting ready.

That is the whole reason a Florida wedding works here. It is not a promise about the forecast. It is a building we already own.

Before you ask us on the tour

The questions everyone asks, answered here.

  • What does the price actually include?

Ceremony and reception space, tables, linens, setup and breakdown, in-house chefs and your menu, bar and event staff, photographer, DJ, tiered cake with a tasting, officiant, and a coordinator from booking through your last dance. The number you are quoted is the number you pay unless you choose to add something.

  • So what is not included?

Your dress, rings and honeymoon, plus any upgrade you choose — premium bar, late-night additions. Upgrades are optional, priced individually, and shown to you before you sign. Florals are not included either: our on-site sister company, Enchanted Design & Floral, books and prices them separately.

  • How much is a wedding here, honestly?

The Barn and the Garden Room run $15,000–$21,000 all-inclusive. The BoHo runs $9,500–$12,500. The top of each range is a full package — 150 guests in the Barn or Garden Room, 55 in the BoHo. The Barn can accommodate up to 200 guests maximum, and a $50 per person charge will be applied at any party size over 150. Where you land inside the range depends on guest count and date, and you get that number on your tour.

  • What happens if it rains?

Your wedding moves indoors on the same estate, with the same team, at the same price. Three venues sit on one property, so there is no tent invoice and no scramble. Your coordinator makes the call while you are getting ready.

  • Can we bring our own vendors?

The package is built around our in-house team — that is what keeps one number one number. Bring us what you want the day to feel like and we will build it. If you have a vendor who matters to you, raise it on the tour and we will tell you straight away whether it works.

  • How far is it from Tampa and Orlando?

Roughly 45 minutes from Tampa and 90 minutes from Orlando, at 103 S Saxon Ave. in Brooksville. Far enough to feel private, close enough that your guest list will still show up.

  • Do you host anything other than weddings?

The BoHo hosts rehearsal dinners, showers and brunches from $2,000–$3,000. Weddings are the main thing we do, and the estate is set up around them.

  • What does a tour involve?

About an hour. You walk all three venues and the Bridal Suites, and you leave with real pricing for your date and guest count — not a brochure and not a follow-up call to “discuss investment.”
