The word is not regulated

All-inclusive wedding venues in Florida: what the word covers, with real prices.

Two Florida venues can both say all-inclusive and include very different things. This page explains what to check, puts five Tampa Bay venues side by side with their published numbers and inclusion lists, and tells you where Saxon Manor sits in it.

All-inclusive wedding venues in Florida: what the word covers, with real prices.

The definition problem

What “all-inclusive” has to mean before you compare prices.

All-inclusive means one contract that carries the venue and the vendors together. That is the whole definition, and it is not regulated. One venue uses it to mean the room, tables, and catering. Another means the room plus nine vendors. A third means a catering minimum with a coordinator thrown in. The headline price tells you nothing until you have the list of what is in it.

So the first question at any Florida venue is not “how much” but “what is in the number.” The seven that matter: catering, bar, photographer, DJ, cake, officiant, and coordination for the whole engagement rather than the day of. Then two more: is there a service charge or gratuity line on top, and is there a food and beverage minimum. Get the answers in writing and compare totals, not headlines. The glossary defines every term a venue will use on you.

Side by side

Five Tampa Bay venues, as listed in October 2026.

These are venues couples in the Tampa Bay region tour against each other. Two are all-inclusive, one is a venue rental, one is a banquet package, and we are the fifth. Cross Creek Ranch in Dover, the other all-inclusive name couples compare, is left out: Google Maps lists it as permanently closed and its 2026 reviews report it ceased operations. Everything in the table comes from the venue’s own site or the named listing, as published in October 2026. We have not toured the others; we are reading their lists the same way you would.

Two things stand out. First, the all-inclusive venues cluster between about $15,000 and $30,000 for 100 to 150 guests (Bakers Ranch at 150 guests works out to about $30,000), so a quote well under that is probably missing vendors. Second, photographer and officiant are the two services most often left outside an “all-inclusive” package in this market. Bakers Ranch says so plainly and Crescent Lake does not list a photographer. Saxon Manor includes both in the base price.

How to run the math

Turn every quote into one number.

Take the quote. Add every vendor that is not in it at a realistic local rate. The Knot’s 2026 Real Weddings Study puts a planner at $2,100 on average and day-of coordination at $1,600; photographers, DJs, cakes, and officiants have their own going rates in Tampa Bay that you can price in an afternoon. Add the service charge if the contract has one, and check whether the gratuity is a separate line. Now you have the total, and the venue with the lowest headline is often not the venue with the lowest total.

Then ask about weather and capacity. A rain plan is a specific room, a decision deadline, and a named person; “we have a tent option” is a quote. And the guest count a price is based on matters: $18,500 for 50 guests and $21,000 for 150 are not the same price. Our questions to ask a wedding venue page is the checklist, and all-inclusive vs à la carte is the longer argument.

Where we sit

Saxon Manor, by the same test.

Three venues on one estate in Brooksville, 45 minutes from Tampa. The Barn and the Garden Room are $15,000 to $21,000 all-inclusive for up to 150 guests; the BoHo is $9,500 to $12,500 for up to 55. Inside the number: each venue’s ceremony site, the reception room with tables, linens, setup and breakdown, a coordinator from booking through the last dance, in-house chefs and a menu built at your tasting, bar and event staff, a photographer with the full edited gallery, a DJ, a tiered cake with a tasting, and an officiant. The number you are quoted is the number you pay unless you choose to add something. One contract, one deposit, payment plans available.

Outside the number: florals, which Enchanted Design and Floral, our on-site sister company, designs and prices separately; optional upgrades such as a premium bar, priced individually and shown before you sign; and your dress, rings, and honeymoon. All three venues are climate controlled, so the rain plan is a room at the same price. The itemized list and the pricing page are public, and you get your exact number on the tour.

Before you ask

The questions couples from here ask first.

How much do all-inclusive wedding venues in Florida cost?

In the Tampa Bay market, all-inclusive venues publishing prices in October 2026 ran from about $9,500 for a 55-guest micro wedding to about $30,000 for 150 guests, with most 100-to-150-guest packages between $15,000 and $25,000. The spread comes from what is inside the package, so compare inclusion lists before prices.

What should an all-inclusive wedding package include?

At minimum the venue, catering, and bar. A complete package also covers a coordinator for the whole engagement, photographer, DJ, cake, and officiant. Ask for the list in writing; photographer and officiant are the two most often left out.

Is all-inclusive cheaper than renting a venue?

Usually, once you add the vendors to the rental quote. A site fee of $8,000 to $11,000 plus seven vendors and a coordinator typically totals more than a $15,000 to $21,000 all-inclusive package, and you manage the contracts yourself.

Does Saxon Manor include a photographer and officiant?

Yes. Both are in the base all-inclusive price at every venue on the estate, along with the coordinator, chefs, bar staff, DJ, and cake. Florals are booked separately through our on-site sister company.

What all does a wedding include?

The venue for ceremony and reception, tables, linens, setup and breakdown, catering, bar and staff, a photographer, music, a cake, an officiant, florals, and someone to coordinate it. A rental venue provides the first line; you hire the rest. An all-inclusive venue bundles most of them. Saxon Manor’s package includes everything on that list except florals.

Do wedding venues include tables and chairs?

Rental venues usually include tables and chairs and sometimes linens, and charge separately for everything else. All-inclusive venues include them along with setup and breakdown. At Saxon Manor the reception room comes with tables, linens, setup, and breakdown in every package.

What is the average cost of a wedding in Florida?

The Knot’s 2026 Real Weddings Study puts the national average at $34,200 for 117 guests. Florida tracks close to that, higher on the coasts and in Orlando, lower inland. Published all-inclusive packages in Tampa Bay run from $9,500 for a 55-guest micro wedding to about $30,000 for 150 guests.

Are barn weddings more expensive?

Not by themselves; the pricing model is what moves the total. A barn rental around Dade City lists a site fee of about $8,000 to $11,000, and catering, bar, photographer, DJ, cake, officiant, and coordination are separate contracts on top. An all-inclusive barn package in Tampa Bay runs about $15,000 to $30,000 for 100 to 150 guests with most of those inside it. The Barn at Saxon Manor is $15,000 to $21,000 for up to 150 with all of them included.
