Saxon Manor · Real Weddings · Reviews and Ratings Real Weddings, Real Reviews Couples near Tampa keep rating this venue 4.9 out of 5 because the quote they sign is the wedding they get. This page checks the claim in the title against the actual numbers: 1,404 reviews, a 4.9 average, and a pricing model built so the price you’re quoted doesn’t change after you sign. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Answering the Headline This page proves the claim in the title instead of just repeating it. The title asks a direct question, and it deserves a direct answer, not a general adjective. Yes — this venue is rated 4.9 out of 5 across 1,404 Google reviews, and that number comes from people who got married here, not from a magazine spread or an award committee with unclear criteria. We’re a family-owned venue in Brooksville, Florida, about 45 minutes from Tampa and 90 minutes from Orlando, and weddings are the only business we run. There’s no banquet hall next door splitting the calendar with corporate conferences or events booked by a different sales team. Every person on staff, from the chefs to the day-of coordinators, works weddings exclusively, which is part of why the reviews read the way they do. “Voted one of the best” is a phrase that gets attached to a lot of venues on a lot of websites, usually without a source. Ours has one: search this venue on Google and you’ll find 1,404 reviews sitting at a 4.9 average, a number large enough that it can’t be explained away as a handful of friends and family leaving five stars. Couples who write these reviews paid real money, hosted real guest lists, and had a real deadline they couldn’t move if something went wrong. When that many of them come back afterward to say the day matched what they were promised, it stops being marketing language and starts being a pattern you can check yourself before booking a tour. That pattern matters more here than at most venues because of how the pricing works. The position this whole site is built around is simple: the price you’re quoted is the wedding you get. That’s not a slogan applied loosely — it’s the reason the reviews stay consistent instead of splitting between couples who felt cared for and couples who felt nickeled-and-dimed after the contract was signed. A number that’s honest before the tour tends to produce a wedding day that matches expectations after it. Couples notice the difference between a venue that quotes low and adds fees later and one that quotes the real number up front, and they say so in writing. None of this means every couple should book here, and we’d rather say that directly than let the reviews imply otherwise. If you’re planning a wedding for more than 200 guests, or you want a venue inside city limits with a…

Saxon Manor · Pricing · All-Inclusive Pricing Checklist Tampa Bay Wedding Budgets Know exactly what you're paying for before you sign anything. Before you sign with any Tampa Bay venue, confirm these details in writing — guest count and price, what’s included, which vendors are locked in, and your contract terms. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 The Checklist Approach Confirm every line item before you sign anything. “All-inclusive” gets used loosely in wedding marketing. Some venues mean the room rental and tables. Others mean everything down to the cake. The word alone tells you nothing about what a couple actually walks away with on the wedding day. What matters is the document you sign, not the pitch you hear on a tour. This page is a checklist: the specific line items to get in writing before you commit a deposit to any venue in Tampa Bay, Saxon Manor included. Go through it room by room, vendor by vendor, and dollar by dollar. If a venue can’t answer a question on this list in writing, that’s information too — and it’s better to have it now than three weeks before the wedding. “The price you’re quoted is the wedding you get” sounds obvious until you’ve sat through a few venue tours. Plenty of quotes are teaser numbers built around a stripped-down version of the wedding nobody actually books: the smallest guest count, the cheapest bar package, no florals, no cake tasting. Then the real quote arrives after the tour, a few thousand dollars higher, once the add-ons you assumed were included get itemized separately. That’s not a scam — it’s just how a lot of venues price. The fix isn’t distrust. It’s specificity. Ask for the number that reflects your actual guest count, your actual bar preference, and your actual season, in writing, before you compare it to anything else. Verbal promises made on a tour don’t survive a staff change, a season change, or a bad memory. The coordinator who told you the ceremony arch was included might not be running your wedding fourteen months from now. A written contract protects both sides — it tells you exactly what you’re owed and tells the venue exactly what it’s committed to deliver. Before you sign, ask for every promise made verbally to be added to the document, even ones that seem minor: the exact tasting date, the number of floral centerpieces, whether the DJ takes song requests from guests. If it isn’t written down, it isn’t part of the deal, no matter how confidently it was said during the tour. The rest of this page breaks the checklist into four parts: guest count and price, what’s actually inside the package, which vendors are locked in versus optional, and the contract terms that govern your date. Read it with your calendar and your guest list in front of you. Every question here is one you can ask any venue,…

Saxon Manor · Real Weddings · Jessy and Trevor’s Wedding A Real Wedding Story Jessy and Trevor got the lively, dance-all-night wedding they asked for at Saxon Manor. Jessy and Trevor wanted a wedding that felt like the best party their friends had been to, and Saxon Manor’s BoHo space gave them exactly that. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 The Couple Jessy and Trevor picked Saxon Manor because they wanted energy, not formality. Jessy and Trevor did not want a hushed, seated ceremony followed by a polite reception. They wanted people up and moving before dinner was even served. When they started touring venues around Tampa, most felt built for quiet elegance, with schedules that kept guests seated and photos formal. Saxon Manor, 45 minutes from Tampa and 90 minutes from Orlando in Brooksville, felt different from the first walkthrough. The team asked what kind of night they wanted before showing them a single room. That question mattered, because Saxon Manor only does weddings. It is family owned, and the people who greet you at a tour are the same people running your event. For a couple who wanted their day to feel like an actual party, that focus set the tone before a single flower was chosen. The venue has three spaces, and Jessy and Trevor picked BoHo. It holds up to 55 guests, priced from $9,500 to $12,500 all-inclusive, and it is built for a guest list of close family and the friends you actually talk to, not a room to fill. That size mattered more than it might sound. A smaller, tighter guest list meant more of the night was spent together instead of working a room. The BoHo space itself has an open, unfinished character that does not fight with bold color or loose, asymmetrical florals the way a more formal ballroom would. You can read more about the room on the BoHo page, but the short version is that it looks like a party space, not a chapel. Their ceremony inside BoHo ran short on purpose. No long processional, no strict seating chart, just rows close enough that guests could hear every word without a microphone doing the work. Jessy walked in to a song most wedding planners would call too upbeat for an aisle. Nobody minded. That is the kind of choice that is easy to make when the room is not fighting you for formality, and when the day is not being timed down to the minute by outside vendors who have never worked in the space before. The ceremony flowed straight into cocktail hour without a long gap, because the same coordination team that ran the morning also ran the transition. None of that happens without a team that has done it before in that exact building. Saxon Manor’s package brings ceremony, reception, design and coordination, in-house chefs, bar and event staff, a photographer, a DJ, a tiered cake…

Saxon Manor · Real Weddings · Madison & Steve’s Hometown Wedding A Real Saxon Manor Wedding Madison and Steve got married twenty minutes from where they grew up, and it showed. A hometown wedding means the guests already know the way. Madison and Steve picked Saxon Manor Brooksville so their families could skip hotels and go straight to the reception. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 A Local Wedding Hometown weddings start with a venue everyone can already find. Madison and Steve didn’t go looking outside Brooksville. They didn’t have to. The town they grew up in already had a venue that could host the ceremony, the reception, and everyone who mattered to them without asking a single guest to book a hotel outside the county. Saxon Manor Weddings sits at 103 S Saxon Ave, close enough that grandparents could drive themselves and college friends could fly into Tampa and be there in forty-five minutes. For a couple who wanted their wedding to feel like an extension of the town itself, not an event imported into it, that mattered more than any theme or trend. The wedding they built used what was already local: the venue, the roads their families already knew, and a Sunday morning familiar to everyone in the room. Saxon Manor is family owned, and weddings are the only thing the family does. That distinction shaped how Madison and Steve’s day came together. There was no property manager splitting attention between a wedding on Saturday and a corporate retreat on Monday, no facilities team learning the building at the same time the couple was. The people coordinating their ceremony and reception work weddings every week, at this address, in these rooms. For a hometown wedding, where half the guest list has probably driven past the building for years without knowing what happens inside, that kind of specialization is what turns a familiar building into a wedding that runs on time and looks intentional from the first toast to the last dance. The morning started in the three-room Bridal Suites on the property, which meant Madison’s side and Steve’s side could get ready separately without anyone leaving the grounds. That’s a small detail, but it’s the kind that matters on the actual day: no caravan to a rented house nearby, no makeup artist working out of a hotel room miles from the ceremony. Photos happened on-site before either of them had to think about traffic or timing. For a couple whose day already had a lot of local logistics — family driving in from around Brooksville, some guests coming from Tampa, a few making the ninety-minute trip from Orlando — cutting one more moving piece out of the morning was worth more than it sounds. They booked the Barn, which holds up to 150* guests and runs $15,000 to $21,000 all-inclusive depending on the season and the guest count. That range covered the ceremony, the reception,…

Saxon Manor · Real Weddings · The Hathaway Wedding Story A Real Wedding, Start To Finish The Hathaways booked one price in Brooksville and never paid a cent more for it. Mr and Mrs Hathaway married in the Barn at Saxon Manor, on a quote that held from their first tour through their final invoice. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 How Two People Chose Brooksville Their venue search started with a spreadsheet and ended with a phone call to Brooksville. Mr and Mrs Hathaway started their venue search the way most couples do: a list of names, a stack of open tabs, and no idea yet what any of it would actually cost. They live an easy drive from Saxon Manor, which sits about 45 minutes from Tampa and 90 minutes from Orlando, close enough for their families to reach without a hotel block and far enough to feel like a trip. What changed their minds wasn’t the property tour alone. It was the moment the venue coordinator told them a single number for the whole day, and that number didn’t move again until the wedding was over. They toured all three rooms before deciding. The Garden Room and the Barn each hold up to 150* guests and run $15,000 to $21,000 all-inclusive, depending on the season and the guest count; the Hathaways picked the Barn for its high open ceiling and the way afternoon light comes through the windows late in the day. Their guest list landed comfortably inside the 150-guest package, with room to spare for the extended family who drove in from out of state. Nobody had to be cut from the list to make a smaller room work, and nobody had to pay a per-guest add-on once the number was set. *The Barn can accommodate up to 200 guests maximum, and a $50 per person charge will be applied at any party size over 150. Once they signed, the planning stopped feeling like a second job. Saxon Manor’s package folds the ceremony, reception, design and coordination, chefs, bar and event staff, photographer, DJ, a tiered cake with tasting, and an officiant into the one price they’d already agreed to — the full breakdown lives on what’s included if you want the line-by-line version. For the Hathaways, that meant one point of contact instead of eight separate vendor contracts, and one calendar instead of six. They picked their flowers through Enchanted Design & Floral, the in-house florist, without ever having to vet an outside vendor or wonder if the arrangements would match the room. On the day itself, the schedule ran the way it had on paper months earlier. Staff who work these rooms every weekend handled the turnover between ceremony and reception while guests moved to cocktails, and the Hathaways got to be at their own wedding instead of managing it. Saxon Manor is family owned, and weddings are the only thing the…

Saxon Manor · Questions to Ask a Venue · Legal Requirements for Getting Married in Brooksville Hernando County What you actually need to get married in Brooksville. Both of you must appear in person at the Clerk’s office with a driver’s license, state ID or passport. The fee is $86. Florida residents who complete an approved premarital preparation course pay $61 instead. Florida residents wait three days before the ceremony. That wait is waived by the premarital course. Non-residents have no wait at all. Florida residents must read the Family Law Handbook either way. The license is valid for 60 days. Marry inside that window or it voids and you start again. The part that catches people out Sixty days is shorter than it sounds. Couples apply early because it feels like the responsible thing to do, and then the license expires before the wedding. Apply inside the sixty days, not before them. If you are traveling in from out of state, the three-day wait does not apply to you. You can land, collect the license and marry the same week. Where to go Hernando County Clerk of the Circuit Court. There are two offices, one in Brooksville and one in Spring Hill. The Clerk’s office is on (352) 540-6768 and the current fee schedule is published on their site. Fees and rules change, so treat this page as orientation and the Clerk as the authority. A ceremony in the Clerk’s own chapel costs $30 if you want the legal part done separately from the celebration. Some couples do exactly that and then have the real ceremony here. What we handle The officiant, not the license. An officiant is included in the package here, and they will sign and return the license after the ceremony, which is legally their job rather than yours. Collecting the license in the first place is the one piece of your wedding nobody can do on your behalf. Everything else about the day is on the included list. If you are still choosing a venue, this is what Brooksville has. Before you ask The nine questions Florida couples ask Google about getting married. What to bring for a marriage license in Florida? Both of you, in person, with a photo ID that proves your age (the Hernando Clerk accepts a driver’s license, state ID, or passport), your Social Security number if you have one (Florida Statute 741.04 requires it), and the fee: $86, or $61 with a certificate from a Florida premarital preparation course taken within the past year. You will sign a statement that you have read the Family Law Handbook, and if either…

Saxon Manor · Wedding Venues in Brooksville · Barn Venue Capacity Barn Wedding Capacity Our Barn seats up to 150* guests for one fixed price. *The Barn can accommodate up to 200 guests maximum, and a $50 per person charge will be applied at any party size over 150. The Barn and Garden Room each hold up to 150* guests; BoHo holds up to 55. Every package price is set to that guest count from the start. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 The Direct Answer The Barn holds up to 150* guests at one fixed price. Ask us directly and we’ll give you a direct answer: the Barn holds up to 150* guests, and the all-inclusive package for that room runs $15,000 to $21,000. That number is not a marketing estimate or a “typical” range pulled from somewhere else — it’s the actual ceiling for the actual room you’d be renting in Brooksville. If a venue can’t tell you its maximum guest count in the first sentence, that’s worth noting. We can, because the Barn’s footprint, its tables, its dance floor, and its bar setup are built around that number. Everything the package includes is scaled to work at 150*, not stretched to cover it. Barn venues in and around Brooksville vary quite a bit in size, and “barn” itself covers everything from a converted hay shed that seats forty to a purpose-built event barn that seats two hundred. That range is exactly why the question in this page’s title doesn’t have one universal answer — it depends entirely on which barn you’re asking about. At Saxon Manor, the Barn is built as a full reception space, not a rustic add-on to a working farm. It’s designed from the ground up to host a wedding at its stated capacity comfortably, with room for a ceremony, a seated dinner, and a dance floor, without guests spilling into hallways or standing rooms. The 150*-guest figure covers the whole event, not just the ceremony. That’s seating for dinner, a working dance floor, a bar, and staff movement space for the people running your reception — the chefs, the bar and event staff, and the DJ, all part of the package. A room rated for 150 that can only seat 150 in rows, with no floor for dancing or space for a bar, isn’t really a 150-guest room. The Barn’s number accounts for the reception layout as a whole, which is the layout that actually matters on the day. For the full list of what’s built into that package, see what’s included. This is where the phrase we build our business on applies directly: the price you’re quoted is the wedding you get. The $15,000 to $21,000 range for the Barn isn’t a starting point that grows once you add chairs, linens, or a coordinator — those are already in it. The range moves based on your date and your guest…

Saxon Manor · Wedding Venues Near Plant City About an hour from Plant City A wedding venue near Plant City for the couples Cross Creek left without one. Cross Creek Ranch in Dover, the all-inclusive venue eastern Hillsborough couples toured first, closed without warning in March 2026. Saxon Manor is about 49 miles and an hour north on I-4 and I-75: three climate-controlled venues on one estate, one published all-inclusive price, fifteen years of weddings. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Is it worth the drive? The case for Brooksville. When Cross Creek Ranch closed on March 3, 2026, local news reported couples learning by email the morning it happened, some with weddings paid in full. The lesson Plant City couples took from it is the one we would give anyway: before you sign, know how long the venue has operated, whether the team is in-house or a vendor list, and what the contract says about the deposit. Saxon Manor has hosted weddings on this estate for 15-plus years, is family owned, and employs its coordinator, chefs, bar staff, photographer, DJ, and officiant. The price model is the same promise. The Barn and the Garden Room are $15,000 to $21,000 for up to 150 with all of those inside the number; the BoHo is $9,500 to $12,500 for up to 55. One contract, one deposit, payment plans available, and the number is on the website. Your other options What Plant City couples tour now. The Wedding Retreat on Thonotosassa Road is the remaining local all-inclusive: an open-air barn on about ten acres, up to 200, with catering, cake, DJ, photographer, bar, and a planning team in its packages; the venue does not publish prices. Origins Ranch, a modern farmhouse barn on a working ranch, offers all-inclusive or venue-only and publishes no prices. Southern Magnolia Venue, a historic estate with a 6,000-square-foot climate-controlled hall, is rental model: The Knot lists it from $3,500 with couples typically spending about $12,500 once vendors are added. Willow and Pine rents by the half or full day. Wishing Well Barn lists from $9,999 on Zola. If you are coming from a Cross Creek deposit, compare on the things that would have protected you: years operating, who employs the team, and what the deposit terms say. Then compare price. Ours are published: $15,000 to $21,000 for up to 150, $9,500 to $12,500 for up to 55, with the inclusion list itemized on What’s Included. You get your exact number on the tour, in person, for your date. Three venues, one estate Pick the room. The rest is the same promise. Luxury chic The Barn Our largest space. Hyatt Regency Clearwater Beach: $2,500 ceremony fee, $159 to $204 a person, minimums of $5,000 to $25,000, 24 percent. The arithmetic at 150 guests on the Sandpearl’s published floor is $32,250 in food and drink before the ceremony fee and the service charge, and before six vendors. That is published figures multiplied, not a quote, and it is the number to hold next to Saxon Manor’s $15,000 to $21,000 Barn or Garden Room for up to 150 with everything but florals inside. The water is real. So is the difference. Your other options What Clearwater couples tour, and the one flat package in town. Bay Vista is the fair local comparison: a ballroom at $14,995 to $16,995 with photography and DJ in, against a private estate with three venues at $15,000 to $21,000 with photographer, DJ, cake, officiant, and a coordinator from booking to last dance. Polk couples have two kinds of venue close to home. Rental estates and barns: Uliana Estate (venue package from $8,000 for 2027), Still Creek Farm (site fee from $3,800), Bonnet Springs Park (site fee $4,500 to $5,500 plus bar). And one all-inclusive hall, Haus 820, whose packages run $22,975 to $44,345 and include catering, bar, photography, DJ, florals, and a coordinator. Cross Creek Ranch in Dover, the all-inclusive venue many Polk couples had on their list, closed permanently in March 2026. Saxon Manor is the all-inclusive model at a lower top line. The Barn and the Garden Room are $15,000 to $21,000 for up to 150 with the ceremony site, reception, coordinator, in-house chefs, bar and staff, photographer, DJ, cake, and officiant included; the BoHo is $9,500 to $12,500 for up to 55. Florals are the one thing booked separately. An hour on I-4 and I-75, and the day is one contract. Your other options What Lakeland couples tour, by model. Rental model: Uliana Estate (seven acres, up to 110 indoors, from $8,000 for 2027 and $8,500 for 2028), Still Creek Farm (rustic barn, up to 125, site fee from $3,800), Bonnet Springs Park (168-acre park, up to 450, site fee $4,500 to $5,500 plus bar from $20 a person), Oak-K Farm (Zola from $5,300). Add catering, bar, photographer, DJ, cake, officiant, and someone to run the day to each of those. All-inclusive model: Haus 820, an industrial hall downtown, $22,975 to $44,345 by package. Whispering Meadows Estate is semi-inclusive with in-house catering and no published prices. Put a $4,500 to $8,000 site fee next to seven vendor contracts and the total usually passes $20,000 with you managing it. Saxon Manor · Wedding Venues Near St. Petersburg About an hour and a quarter from St. Petersburg A wedding venue near St. Petersburg that is 70 miles from the water, on purpose. St. Pete has the waterfront, the museums, and the 1920s hotels. What it does not have is a flat all-inclusive price with the photographer and officiant inside it. Saxon Manor is 66 to 70 miles north, an hour and a quarter, with three climate-controlled venues and one published number. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Is it worth the drive? The case for Brooksville. St. Petersburg venues price by the hour, by the plate, or by request. NOVA 535 rents at $695 to $1,295 an hour with catering from a preferred list. Sunken Gardens rents its spaces from $5,750 to $30,000 with approved caterers and a 15 percent service charge. Isla Del Sol runs $120 and up per person plus a $1,000 to $2,000 ceremony fee and a 23 percent service charge. The Don CeSar and the Vinoy quote by request. All of them are beautiful. None of them is one number. The hour-and-a-quarter drive buys a private estate instead of a downtown room: oaks, a historic house, three venues on one property, an in-house team, and a price that was on the website before you called. Pinellas guests make it a day trip; family that stays over blocks the hotels at the Suncoast Parkway and Cortez Boulevard, on the way in. Your other options What St. Pete couples tour, and what the quotes leave out. Downtown, NOVA 535 (historic 1920 event space, up to 300) at $695 to $1,295 an hour and Sunken Gardens (city-owned botanical garden, up to 200 in the tent) from $5,750 to $30,000 are rental model: the space, then your caterer, bar, photographer, DJ, cake, officiant, and planner. On the water, Isla Del Sol Yacht and Country Club and the beach resorts price per person with minimums and a 23 percent service charge. The Don CeSar and the Vinoy do not publish prices. The Floridian Social and the Urban Stillhouse list from about $10,000 on The Knot. A per-person waterfront package at $120 for 150 guests is $18,000 in food and drink before the ceremony fee, the service charge, and six vendors. Saxon Manor’s Garden Room or Barn is $15,000 to $21,000 for up to 150 with the ceremony site, reception, coordinator, chefs, bar and staff, photographer, DJ, cake, and officiant in the number. Saxon Manor · Wedding Venues Near Ocala About an hour and ten minutes from Ocala A wedding venue near Ocala with one flat number instead of a per-person menu. From Ocala the estate is 51 to 62 miles south, roughly an hour and five to ten minutes down I-75 or US-41. Ocala’s own venues are mostly clubs and hotels priced per person with a service charge on top; Saxon Manor is three venues on one estate at a published all-inclusive price. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Is it worth the drive? The case for Brooksville. Marion County couples have good rooms to choose from and most of them price the same way: a rental fee, then a per-person food and beverage package, then a service charge of 20-plus percent, then the vendors you hire yourself. The total arrives in pieces. Saxon Manor prices the other way: one number for the venue, coordinator, chefs, bar and staff, photographer, DJ, cake, and officiant, and the number is on the website. The drive is an hour, which is why Ocala couples who come here are usually the ones who priced the pieces first. The estate is a private, wooded property in downtown Brooksville with three climate-controlled venues, so the rain plan is a room and the ceremony and reception never depend on one space. Your other options What Ocala couples tour, and how those venues price. Golden Ocala Golf and Equestrian Club publishes the clearest structure: a rental fee of $750 to $5,000, packages of $120 to $210 per person, food and beverage minimums from $5,000 to $45,000, and a 24 percent service charge. The Hilton Ocala’s Ocala Events venues offer all-inclusive packages (space, catering, hosted bar, coordination) without published prices. The Equestrian Manor at World Equestrian Center quotes custom packages by request; WeddingWire lists it from $14,000. The Country Club of Ocala lists from $7,400. Protea, the one barn venue in the set, and Enchanted Oaks Farm publish no pricing. Run the club math at 120 guests: $150 a head is $18,000 in food and drink, plus the rental, plus 24 percent, plus photographer, DJ, cake, officiant, and a planner. Saxon Manor’s Barn is $15,000 to $21,000 for up to 150 with all of that in the price, and the Garden Room is the same range. Ask any venue for its inclusion list in writing, then compare the finished totals, not the first line. Three venues, one estate Pick the room. The rest is the same promise. Saxon Manor · Tampa Bay Wedding Venue Review Study A data study, October 2026 What 3,652 Google reviews say about Tampa Bay wedding venues. We pulled the public Google listing data for eleven wedding venues couples in the Tampa Bay region tour against each other, including this one, and counted. Star distributions, review volume, and the topics Google surfaces from the reviews themselves. The numbers are below, with the method, so you can check them. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Why we did this Ratings all look the same. Distributions do not. Every wedding venue in Florida is rated somewhere between 4.5 and 4.9. That number hides two things a couple actually wants to know: how many people it is based on, and what share of them gave the top score versus the bottom one. A 4.8 from 17 reviews and a 4.8 from 1,400 are different facts. So we pulled the star-count distribution and the review-derived topics for eleven venues and put them in one table. We are one of the eleven, and we come out well, which is a reason to read the method section before the results. Everything here is public Google data anyone can verify from the listings; nothing is estimated, and the two venues with small samples are flagged rather than dropped. Venues with fewer than 50 reviews are marked. Across the eleven venues there are 3,652 Google reviews. The median five-star share among venues with at least 50 reviews is 90.2 percent. The one-star share runs from 0.0 percent to 7.7 percent. What the numbers say Four findings. 1. Volume is concentrated. Saxon Manor’s 1,413 reviews are 38.7% of all reviews in the set, about twice the next venue (Spartan Manor, 685, which is also a banquet hall and includes non-wedding events) and three times the Barn at Crescent Lake (477). Review count is a proxy for weddings hosted and for how consistently a venue asks; either way it is the sample size behind the rating. 2. Five-star share separates venues that the headline rating does not. Saxon Manor and Knotted Roots on the Lake both show 4.9. Saxon Manor’s five-star share is 95.3% on 1,413 reviews; Knotted Roots is 91.7 percent on 241. Spartan Manor’s 4.6 is 75.0 percent five-star,…

### How We Write Our Guides

**Summary:** Who writes the guides on saxonevents.com, how they are produced and checked, how to report a correction, and why most of the old blog was removed in 2026.

**Content:**

Who writes the guides on this site Saxon Manor Weddings is a family-owned wedding venue in Brooksville, Florida. The guides published here are written and reviewed by the people who run the venue: the coordinators, chefs, bar and event staff who host weddings on this estate every week. We publish under the venue’s name rather than individual bylines, and we do not publish personal details about our team or our couples. What we write about We write about things we have direct experience with: planning a wedding at Saxon Manor, getting married in Hernando County, what an all-inclusive package does and does not cover, and what to expect from our three venues. If a topic is outside what we do here, we do not write about it. How a guide is produced The topic comes from a question couples ask us during tours, planning, or on the day. A first draft is written by our team. We use software, including AI writing tools, to help organize and edit drafts. Every published guide is reviewed and edited by a Saxon Manor team member before it goes live, and facts about our venues, pricing, and policies are checked against our current contracts and menus. Prices, capacities, and inclusions quoted in a guide reflect our packages on the date shown at the top of the page. The pricing page and your signed agreement are the authority if anything differs. Corrections If you find something wrong in a guide, email sa*********@*********ts.com or call 813-909-3414. We correct errors in place and update the modified date on the page. Photographs Wedding photographs on this site are used with permission of the couples and credited to the photographers who took them. Couples’ names appear only where they have agreed to it. What we removed in 2026 Between 2024 and 2025 this site published a large number of short general wedding-planning articles. In October 2026 we removed most of them and redirected the rest to the pages that answer those questions properly. What remains is written about Saxon Manor and Brooksville specifically, and is maintained.

Saxon Manor · All-Inclusive Wedding Venues in Florida The word is not regulated All-inclusive wedding venues in Florida: what the word covers, with real prices. Two Florida venues can both say all-inclusive and include very different things. This page explains what to check, puts five Tampa Bay venues side by side with their published numbers and inclusion lists, and tells you where Saxon Manor sits in it. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 The definition problem What “all-inclusive” has to mean before you compare prices. All-inclusive means one contract that carries the venue and the vendors together. That is the whole definition, and it is not regulated. One venue uses it to mean the room, tables, and catering. Another means the room plus nine vendors. A third means a catering minimum with a coordinator thrown in. The headline price tells you nothing until you have the list of what is in it. So the first question at any Florida venue is not “how much” but “what is in the number.” The seven that matter: catering, bar, photographer, DJ, cake, officiant, and coordination for the whole engagement rather than the day of. Then two more: is there a service charge or gratuity line on top, and is there a food and beverage minimum. Get the answers in writing and compare totals, not headlines. The glossary defines every term a venue will use on you. Side by side Five Tampa Bay venues, as listed in October 2026. These are venues couples in the Tampa Bay region tour against each other. Two are all-inclusive, one is a venue rental, one is a banquet package, and we are the fifth. Cross Creek Ranch in Dover, the other all-inclusive name couples compare, is left out: Google Maps lists it as permanently closed and its 2026 reviews report it ceased operations. Everything in the table comes from the venue’s own site or the named listing, as published in October 2026. We have not toured the others; we are reading their lists the same way you would. Saxon Manor · The Bridal Suites Three rooms, on the estate The Bridal Suites: three rooms to get ready in, not a corner of the venue. A dressing room, a living room set up for hair and makeup, and a dining area. Furnished, on the estate, walking distance to all three ceremony sites, and included with every venue. Here is what is in them and why the layout matters more than the decor. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Room by room What each of the three rooms is for. The dressing room. Where the dress waits and gets put on. Separate from the traffic of hair and makeup, so the last ten minutes before you walk happen behind a door with the people you chose. The hair and makeup living room. The working room of the morning. Cream walls, a chandelier overhead, and plenty of daylight, which is what your photographer and your makeup artist both want. Room enough for stylists to work and a photographer to move without backing into a garment bag. The dining area. Where breakfast and lunch happen, where gifts and bags land, and where whoever is not in a chair sits down out of the way. Three rooms means the morning runs side by side instead of in a queue. Why it matters Separation, not decoration. Ask most venues about their bridal suite and you get a repurposed office with a mirror. The feature that changes a wedding morning is separation: the suites stand apart from the ceremony and reception spaces, so hair, makeup, quiet moments, and last-minute panic all happen somewhere arriving guests cannot see. And because they are on the estate, nobody gets into a car in a finished dress with finished hair. When your coordinator says it is time, you are already here. The suites are part of every package, in the Barn, the Garden Room, and the BoHo alike. A 150-guest wedding and a 55-guest wedding use the same three rooms, so a smaller wedding party simply gets more breathing room. The getting-ready photos from this estate look like the start of a wedding day rather than a borrowed hotel room, and that is the reason. How it fits Where the rest of the package meets you. The photographer included in your package starts the day in the suites. Enchanted Design and Floral, our on-site sister company, finishes bouquets and personal flowers there before the first look for couples who book florals with them, so nothing wilts in a car. Your coordinator is running the timeline from the moment you arrive. None of this is an upgrade; it is the same all-inclusive price quoted for your date, with florals booked separately. What we will not tell you from a web page is how the rooms feel with ten people and a photographer in them. The tour walks all three venues and the suites in about an hour, and…

Saxon Manor · Weddings Under $10,000 The BoHo, under 55 guests A wedding under $10,000, with everything in the number. The BoHo starts at $9,500 all-inclusive. Under $10,000 means a smaller guest list on a less-requested date, and it still comes with the coordinator, the chefs, the bar, the photographer, the DJ, the cake, and the officiant. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 The honest version What $9,500 to $10,000 buys here. Most pages about weddings under $10,000 are lists of things to cut. This one is a venue price. The BoHo runs $9,500 to $12,500 all-inclusive for up to 55 guests. $12,500 is a full house at 55 on a Saturday. Under $10,000 is the lower end of that range: a shorter guest list, a Friday, Sunday, or weekday, or a less-requested month. You get your exact number on the tour, for your date and your count. Inside that number: the BoHo’s own ceremony site, the climate-controlled reception room with tables and linens, a coordinator from booking to last dance, in-house chefs and your menu, bar and event staff, a photographer, a DJ, a tiered cake, and an officiant. Itemized here. One contract, one deposit, payment plans available. What is not in it The other half, stated plainly. Your dress, your rings, your honeymoon, and your marriage license. Florals, which our on-site sister company Enchanted Design and Floral designs and prices separately. Optional upgrades like a premium bar or late-night additions, each priced individually and shown to you before you sign. Nothing arrives later with a number you had not seen. Guests over 55 are the one thing the BoHo cannot do. If your list is bigger, the Garden Room and the Barn start at $15,000 for up to 150. The pricing page has all three ranges side by side. Why the BoHo Fifty-five people who matter, in a room built for that. The BoHo is not a scaled-down version of the big rooms. It is a covered, climate-controlled corner of the estate with its own ceremony site, its own dining room, and the same team that runs the Barn on Saturdays. Here is what a micro wedding looks like here, and here is one couple’s. All three venues are climate controlled, and the rain plan moves your day indoors on the same estate at the same price. In Florida that is not a footnote. Before you ask The questions couples from here ask first. Can you really have an all-inclusive wedding under $10,000 in Florida? At Saxon Manor, yes. The BoHo runs $9,500 to $12,500 all-inclusive for up to 55 guests. The lower end of that range is a smaller list on a less-requested date. Venue, coordinator, catering, bar, photographer, DJ, cake, and officiant are all inside the number. What date gets me closest to $9,500? **Content:**

Saxon Manor · Wedding Planning in Brooksville Coordination is in the price Wedding planning in Brooksville, already handled. You do not hire a wedding planner for a Saxon Manor wedding. A coordinator comes with the package, from the day you book to your last dance, along with the eight other vendors you would otherwise be managing. If you are marrying somewhere else, the numbers below tell you what a planner costs here. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 The planner question Why couples here do not hire one. Most couples searching for wedding planning in Brooksville are solving a problem the venue created: a rented room and a vendor list. A planner is how you keep nine contracts from colliding. At Saxon Manor the nine contracts do not exist. The coordinator, the chefs, the bar and event staff, the photographer, the DJ, the cake, and the officiant are one team on one estate, and the coordinator is the person who runs them. That coordinator is yours from booking onward. Menu tasting, timeline, rain call, vendor arrivals, the moment the processional starts, the last song. It is not a day-of add-on. It is in the package, at the published price. If you are marrying elsewhere What a wedding planner costs in Hernando County. If your venue is a rental, you probably do need one, and the local market is reasonable. Southern Star Events in Brooksville lists day-of coordination from $700, partial planning from $1,200, and full planning from $2,000 on WeddingWire. One Gulf Coast day-of coordinator lists $2,400 to $2,600 for a 10 to 12 hour wedding day with a rehearsal. Nationally, The Knot’s 2026 Real Weddings Study puts the average planner at $2,100, full-service at about $3,800, and day-of at $1,600. Two things to know before you hire. A venue coordinator works for the venue and runs the venue’s side of the day; a planner works for you and runs everything else, so a venue that “includes coordination” is covering the first job, not the second. And the cheapest package, day-of, is misnamed: a good one starts weeks earlier, because a timeline cannot be built on the morning. The glossary has both definitions. What is still yours Planning you will actually enjoy. All-inclusive does not mean no decisions. It means the decisions left are the ones that matter: your menu, your music, your cake, how the room looks, who stands where. The planning timeline walks through what happens when. The design and styling page covers how the rooms get dressed. Florals are the one thing booked separately, through our on-site sister company. What goes away is chair delivery windows, who feeds the DJ, whether the photographer and the coordinator have met, and the spreadsheet. If you want a planner anyway, you are welcome to bring one; they will have very little to do. Three venues, one estate Pick the room. The rest is the same promise. Luxury chic…

Saxon Manor · Wedding Venues Near Zephyrhills About 40 minutes from Zephyrhills A wedding venue near Zephyrhills with the whole day in one number. From Zephyrhills the estate is about 33 miles and 40 minutes northwest. Three venues, one property, one all-inclusive price, and a team that has already solved the problems your day will have. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Is it worth the drive? The case for Brooksville. East Pasco couples from Zephyrhills, Wesley Chapel, and Dade City share the same choice: a rustic rental nearby where you manage the vendors, or a drive to a venue where the vendors are already on staff. Saxon Manor is the second kind, 40 minutes from Zephyrhills, with the coordinator, in-house chefs, bar staff, photographer, DJ, cake, and officiant all inside the number. The estate has three climate-controlled venues, so a July wedding is a plan rather than a gamble. Ceremony and reception share the grounds, parking is on site, and the price you see on the website is the price you sign. Your other options The venues near Zephyrhills, and what the quotes leave out. The barns Zephyrhills couples tour are mostly in Dade City, a short drive up US-301: the Barn at Covington Farm (lakefront, up to 299, site fee from about $8,000 to $11,000) and Barrington Hill Farm ($8,000 for five hours). Closer in, Birds Island Lake Ranch lists on The Knot from $1,800 for large groups, and the Dade City Woman’s Club is the small historic-hall option. All of them are rental model: the space, then your vendors. Stonebridge at the Lange Farm, if it is on your list, shows as permanently closed on Google Maps. A site fee is a third of a wedding. Add catering, bar, photographer, DJ, cake, officiant, and someone to run the day, and a $9,000 barn is a $20,000-plus weekend you managed yourself. The Barn at Saxon Manor is $15,000 to $21,000 for up to 150 with all of that inside the number, and the BoHo is $9,500 to $12,500 for up to 55. One contract, one deposit, payment plans available. Saxon Manor · Citrus County Wedding Venues Inverness, Crystal River, Homosassa: 25 to 40 minutes south Citrus County wedding venues, and the estate half an hour south of them. Inverness is about 25 minutes from Saxon Manor down US-41. Crystal River and Homosassa are 35 to 40 minutes via the Suncoast Parkway or US-19. Close enough that your Citrus County guests drive down for the evening, far enough that the day feels like an occasion. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Is it worth the drive? The case for Brooksville. Citrus County has the water: springs, the river, the Gulf at Crystal River. What it has fewer of is estate venues with an in-house team and a published price. Saxon Manor is in Brooksville, three climate-controlled venues on one property, ceremony sites under the oaks, and one all-inclusive number. For a Citrus County couple the practical advantages are the ones that matter in Florida. The weather plan is a room, not a tent. The ceremony and reception are on the same grounds. Guests from Inverness, Lecanto, Crystal River, and Homosassa all get home the same night. Your other options The Citrus County venues couples tour. The Lakeside Ranches outside Inverness is the best-known: a working ranch on several hundred acres with a barn, rental model with catering and bartending offered. The Packinghouse at Sugarcane Farms in Crystal River is a newer farm venue. The Plantation on Crystal River does gazebo ceremonies on Kings Bay. Citrus Hills Golf and Country Club and Black Diamond Ranch in Lecanto cover the club option. Indigo Harvest Events in Inverness is small and well reviewed. WeddingWire’s own Crystal River list, for what it is worth, puts Saxon Manor first. Most of those are the building plus your vendors. Saxon Manor is one contract: the ceremony site, reception room, coordinator, in-house chefs, bar and event staff, photographer, DJ, cake, and officiant, at $15,000 to $21,000 for up to 150 in the Barn or Garden Room and $9,500 to $12,500 for up to 55 in the BoHo. Ask each venue for its inclusion list and compare the finished totals. Three venues, one estate Pick the room. The rest is the same promise. Luxury chic The Barn Our largest space. Saxon Manor · Wedding Venues Near Odessa About 35 minutes from Odessa A wedding venue near Odessa that is one estate, not one barn. Odessa has the best-known lakefront barns in Tampa Bay. Saxon Manor is about 33 miles and 35 minutes north, with something they do not have: three venues on one property, so the rain plan, the ceremony site, and the reception never depend on a single room. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Is it worth the drive? The case for Brooksville. If you live in Odessa you have probably toured a barn already. They are beautiful and they are popular, which is why Saturdays book out early. The estate in Brooksville is 35 minutes up the Suncoast Parkway and runs on a published model: one all-inclusive number that covers the venue, coordinator, in-house chefs, bar staff, photographer, DJ, cake, and officiant, with the ranges on the website before you call. Three venues also means three ways to use the property. The Barn for a full list, the Garden Room for a daytime ceremony and photographs, the BoHo for 55 people who actually matter. All climate controlled, all on the same grounds. Your other options The Odessa barns, and how to compare them fairly. The Barn at Crescent Lake on Crescent Drive is the one everybody knows: a lakefront barn and lodge, all-inclusive, with a coordinator, catering, cake, DJ, decor, and bar service in its packages. It does not publish rates; third-party listings have shown packages from about $7,900 to $21,900 and The Knot reports couples typically spend around $14,800. Knotted Roots on the Lake is the other lakefront venue in Odessa, also with all-inclusive packages. Both are good, and both are one barn on one lake. Saxon Manor is the same model with two differences. Our base price includes the photographer and the officiant, which Crescent Lake’s packages do not list, and our prices are published: $15,000 to $21,000 for up to 150 in the Barn or Garden Room, $9,500 to $12,500 for up to 55 in the BoHo. Get the inclusion list from each venue in writing and compare the totals, not the headlines. Three venues, one estate Pick the room. The rest is the same promise. Saxon Manor · Wedding Venues Near Lutz and Land O’ Lakes About 30 to 40 minutes up US-41 A wedding venue near Lutz and Land O’ Lakes, straight up 41. Lutz and Land O’ Lakes sit on the same road as the estate. US-41 north, about 26 miles and 30 to 35 minutes from Land O’ Lakes, closer to 40 from Lutz, and you are in downtown Brooksville with three venues, an in-house team, and one price. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Is it worth the drive? The case for Brooksville. The lakefront venues around Land O’ Lakes and Odessa are the obvious choice from here, and they are good at what they do. The question is what the package includes once you read it. Saxon Manor is half an hour north on US-41, and its all-inclusive number already has the coordinator, chefs, bar and event staff, photographer, DJ, cake, and officiant inside it. There is one contract and one deposit. The other difference is weather. Three climate-controlled venues on one estate mean the rain plan is a room you walk into, not a tent somebody sourced on Thursday. For an outdoor-minded couple in Lutz, that is the part to think about before the lake view. Your other options The Lutz and Land O’ Lakes venues couples tour. Cypress Creek Event Venue on SR 52 in Land O’ Lakes is a rustic barn with a pond that offers everything from a basic rental to all-inclusive packages. Knotted Roots on the Lake and the Barn at Crescent Lake, both a few minutes west in Odessa, are the lakefront pair: Knotted Roots with all-inclusive packages, Crescent Lake all-inclusive with catering, cake, DJ, coordination, and bar service in its packages and no public rate card. Those three are the honest local shortlist. Where Saxon Manor differs is the list. Our base price includes the photographer and the officiant, which the all-inclusive barns in this corridor generally do not, and every venue here has its own ceremony site plus a climate-controlled reception room, so there is no flip and no tent. The Barn is $15,000 to $21,000 for up to 150, the Garden Room the same for up to 150, the BoHo $9,500 to $12,500 for up to 55. The numbers are on the pricing page, not behind a form. **Content:**

Saxon Manor · Wedding Venues Near Brandon About an hour from Brandon A wedding venue near Brandon worth the hour on I-75. From Brandon the estate is 51 to 57 miles, roughly an hour on I-75. Couples make that drive for one reason: a private estate with three venues and one all-inclusive price, instead of a banquet room and nine contracts closer to home. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Is it worth the drive? The case for Brooksville. Brandon, Valrico, and Riverview have no shortage of places to hold a reception, and most of them are rooms. What is scarce in eastern Hillsborough is an estate: mature oaks, a historic house, three separate venues on one property, and a team that works every weekend on the same grounds. That is what the drive buys. Guests can do it as a day trip, and most do. For family coming from further, there are hotels at I-75 exit 301, and your coordinator sends a current list for your date. The ceremony and reception are on the same grounds, so once people arrive they stay arrived. Your other options The venues Brandon couples tour, and the one real comparison. Near Brandon the names that come up are Old and New House of Roses in Valrico, Mill Pond Estate (a private 18-acre estate with an open-air sailcloth tent), the Lemon Orchard and Mision Lago Estate in Thonotosassa, and the Regent in Riverview. Good venues, mostly rental model: the space, then your vendors. The all-inclusive venue eastern Hillsborough couples knew, Cross Creek Ranch in Dover, shows as permanently closed on Google Maps and its 2026 reviews report it ceased operations, so the nearest like-for-like comparisons are now Bakers Ranch in Parrish, from $18,500 for 50 guests plus $115 a guest after that (about $30,000 at 150), and the Barn at Crescent Lake in Odessa, which does not publish rates. Line those up against ours. The Barn at Saxon Manor is $15,000 to $21,000 for up to 150 guests, the BoHo $9,500 to $12,500 for up to 55, and the base price here includes a photographer and an officiant, which most all-inclusive venues in the region price separately or leave to you. Verify the guest-count basis on any quote before you compare. Then decide whether an hour on I-75 is worth a lower top line and a longer inclusion list. Three venues, one estate Pick the room. The rest is the same promise. Luxury chic The Barn Our largest space. Saxon Manor · Wedding Venues Near Wesley Chapel About 35 to 40 minutes from Wesley Chapel A wedding venue near Wesley Chapel with a hundred years on the new ones. Wesley Chapel is new. Saxon Manor is not. The estate is about 30 miles north, I-75 to exit 301 and SR 50 west, 35 to 40 minutes, under oaks that were here before the interstate, with three venues and one all-inclusive price. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Is it worth the drive? The case for Brooksville. Wesley Chapel grew fast, and so did its event spaces: new construction, good parking, and rooms that photograph like new construction. Couples who want the opposite of that drive 40 minutes north to Brooksville. The estate is on a historic street in a town that predates Tampa’s suburbs by a century, and the photographs show it. The practical case is the same one every Pasco couple makes. The Barn and the Garden Room hold up to 150, the BoHo holds 55, all three are climate controlled, and the number you sign is the whole wedding. Guests from Wesley Chapel, Lutz, and Land O’ Lakes are home within the hour. Your other options What Wesley Chapel couples tour instead. Wesley Chapel itself has banquet rooms more than estates: the Venetian Event Center in New Tampa is the kind of draped ballroom that rents by the event. The venues couples drive to are the Barn at Crescent Lake in Odessa, an all-inclusive lakefront barn that markets itself as minutes from Wesley Chapel, Cypress Creek Event Venue on SR 52 in Land O’ Lakes, a rustic barn with packages from basic rental up to all-inclusive, and the rental barns around Dade City, Covington Farm and Barrington Hill. That is the choice: a ballroom, a barn you fill yourself, or an all-inclusive barn. Saxon Manor is the third kind, with two differences worth checking. First, three venues on one property, so the ceremony, the reception, and the rain plan never depend on a single room. Second, the inclusion list: photographer and officiant are in our base price, which is not the norm among all-inclusive barns in Tampa Bay. The Barn here is $15,000 to $21,000 for up to 150 with everything listed on the What’s Included page. Three venues, one estate Pick the room. The rest is the same promise. Luxury chic The Barn Our largest space. Saxon Manor · Wedding Venues Near New Port Richey About 45 minutes from New Port Richey A wedding venue near New Port Richey that is not on the water, on purpose. New Port Richey couples have the Gulf. What they usually do not have is a venue where the weather is somebody else’s problem. Saxon Manor is about 34 miles and 45 minutes inland, with three climate-controlled rooms and a rain plan that is a room, not a tent. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Is it worth the drive? The case for Brooksville. West Pasco weddings tend to start with the water and end with a weather conversation. A coastal venue is a beautiful idea for eight months of the year and a gamble for the other four. The estate is 45 minutes east, and the trade you make for the drive is a day that does not depend on the forecast: three air-conditioned venues, ceremony sites under the oaks, and a coordinator who makes the indoor call while you are getting ready. Guests from New Port Richey, Port Richey, Hudson, and Trinity all make the drive in under an hour and get home the same night. The ceremony and reception are on the same grounds, parking is on site, and the price you are quoted already includes the team. Your other options The New Port Richey venues couples tour. Spartan Manor on Massachusetts Avenue is the one most West Pasco couples have been to: a banquet venue with an outdoor ceremony spot and indoor ballrooms, in business 40-plus years, with no venue fee and a WeddingWire price range of $6,000 to $9,000 for 100 guests. The Hacienda, the century-old hotel downtown, lists weddings from $5,950 depending on services. Luxxe Weddings and Events Hall in Port Richey is a newer draped event hall. All three are indoor rooms, which is the right instinct in Florida; the difference is what comes with the room. A $6,000 to $9,000 banquet package for 100 covers the room and the food. Photographer, DJ, officiant, cake, and a coordinator for the whole engagement are typically yours to hire. The Garden Room at Saxon Manor is $15,000 to $21,000 for up to 150 with all of them included, and the BoHo is $9,500 to $12,500 for up to 55. Add the five missing vendors to the banquet number before you decide the drive is not worth it. Three venues, one estate Pick the room. The rest is the same promise. Pasco County stretches from the Gulf to the Withlacoochee, and its wedding venues are spread the same way: ranches and barns around Dade City and San Antonio, lakefront venues in Land O’ Lakes and Odessa, banquet rooms in Wesley Chapel and New Port Richey. Saxon Manor sits just over the Hernando line in Brooksville, which puts it within 30 to 45 minutes of every one of those towns. Couples from Wesley Chapel, Dade City, New Port Richey, Zephyrhills, and Lutz and Land O’ Lakes each have their own page here. What most Pasco venues share is a rental model: you book the space, then you build the day from a preferred vendor list. Saxon Manor is the other model. Three climate-controlled venues on one estate, an in-house team, and one all-inclusive price that already has the coordinator, the chefs, the bar, the photographer, the DJ, the cake, and the officiant in it. Your other options The Pasco venues couples tour, by part of the county. East Pasco: the Barn at Covington Farm (lakefront barn, up to 299, site fee from about $8,000 to $11,000) and Barrington Hill Farm ($8,000 for five hours) near Dade City, both rental model. Central Pasco: Cypress Creek Event Venue on SR 52 in Land O’ Lakes, which offers everything from a basic rental to all-inclusive packages, and Knotted Roots on the Lake and the Barn at Crescent Lake just over the line in Odessa, both lakefront, Crescent Lake all-inclusive. West Pasco: Spartan Manor in New Port Richey, a banquet venue with outdoor ceremony space that WeddingWire lists at $6,000 to $9,000 for 100 guests with no venue fee, and the historic Hacienda hotel downtown. The honest comparison is the inclusion list, not the headline. Ask each venue what is in the number: catering, bar, photographer, DJ, cake, officiant, coordination. Saxon Manor · Wedding Venues Near Dade City East Pasco, about 30 minutes from Dade City A wedding venue near Dade City with one price instead of a venue fee. Dade City has barns, and good ones. Most rent you the building and hand you a vendor list. Saxon Manor is about 23 miles and 30 minutes northwest, with three venues, an in-house team, and a single all-inclusive number. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Is it worth the drive? The case for Brooksville. The venues around Dade City and San Antonio are mostly rustic rentals: a beautiful barn, a site fee, and then the rest of the wedding as separate contracts you manage yourself. That model works if you want to run the project. If you would rather sign once, the drive to Brooksville is half an hour and it buys you a coordinator, chefs, bar staff, a photographer, a DJ, a cake, and an officiant who already work together every weekend. Dade City couples tend to want the country setting without the country-venue logistics. That is the gap this estate fills. The oaks are older than the ones you were looking at, the rooms are air conditioned, and the rain plan is a room, not a tent. Your other options The Dade City venues worth touring, and what they cost. The Barn at Covington Farm is the big one: a 13,000-square-foot lakefront barn seating up to 299, listed on Zola from $7,999 and on WeddingWire from $10,900 as a site fee, with catering, bar, DJ, photographer, cake, and officiant hired separately. Barrington Hill Farm lists a rental of $8,000 for a five-hour ceremony and reception, same model. Top of the Town Events, in a historic building downtown, is a smaller room for up to 120. One note if you have an older list: Stonebridge Weddings and Events at the Lange Farm shows as permanently closed on Google Maps as of October 2026. Put a Covington or Barrington quote next to ours and add the vendors. The Barn at Saxon Manor is $15,000 to $21,000 for up to 150 guests with the ceremony site, reception room, coordinator, in-house chefs, bar and event staff, photographer, DJ, cake, and officiant inside the number. The BoHo is $9,500 to $12,500 for up to 55. A site fee of $8,000 to $11,000 plus seven vendors usually lands higher, and you are the one holding the clipboard. Three venues, one estate Pick the room. Spring Hill is the nearest town to the estate: about 12 miles east on Cortez Boulevard, 20 minutes on a normal day. Most of your guest list already lives within half an hour, which means no hotel block, no shuttle, and a reception that runs to the end. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Is it worth the drive? The case for Brooksville. Spring Hill couples are the ones most likely to have driven past us. The estate sits on S Saxon Ave in downtown Brooksville, a straight run east on Cortez Boulevard. It is a home game for your guests: they know the roads, they know where the gas stations are, and they can leave when the music stops instead of when the shuttle does. What Spring Hill does not have is a private estate with three climate-controlled venues on one property and one all-inclusive price. Most of what is nearer to US-19 is a room you rent and fill. Here the room is the smaller part of what is already included. Your other options The other venues Spring Hill couples tour. Within 20 minutes of Spring Hill you will also find Legacy Lane Weddings and La Hacienda on Snow Hill, both in Brooksville, GlenLakes Country Club in Brooksville, and the Waterfall Ballroom in Spring Hill itself. They are different answers to different questions: a country club for a club setting, a ballroom for a ballroom, a ranch property for acreage. Tour whichever fit; we would rather you compared. What you are comparing is the model. At most venues the number on the first quote is the space, and catering, bar, photographer, DJ, cake, officiant, and a coordinator are seven more conversations. At Saxon Manor they are already in the number, and the team has worked this estate together every weekend for years. Ask every venue for its inclusion list in writing, then put the totals side by side. Three venues, one estate Pick the room. The rest is the same promise. Luxury chic The Barn Our largest space. Draped interiors, vintage detail and a private wooded setting — climate controlled, and built for a full guest list without ever feeling like a hall. $15,000– to $21,000all-inclusive Up to 150* *The Barn can accommodate up to 200 guests maximum, and a $50 per person charge will be applied at any party size over 150. Saxon Manor · What’s Included The package Everything that is already handled. All-inclusive wedding venues in Florida vary widely in what the word actually covers. Here is ours, itemized. Booking Saxon Manor is not step one of hiring nine vendors. It is the last vendor decision you make. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 In every package Nine vendors you do not have to find, vet, book or chase. Ceremony Each venue has its own ceremony site, set and styled. Reception The room, the tables, the linens, the setup and the breakdown. Design & coordination A coordinator from booking through your last dance. In-house chefs Buffet-style, menu built with you at your tasting — not a catering contract. Bar & event staff Bartenders, servers, setup and cleanup crew. Photographer Full edited gallery of the day. DJ Ceremony through last dance, playlist built with you. Wedding cake Tiered or cupcakes, tasting appointment included. Officiant Personalized ceremony, written with you. One team The same roster, not nine strangers in your parking lot. The coordinator, the chefs, the bar and event staff all work together here, on this property, every week. They have already solved the problems your day is going to have, because they have had them before. If you are still weighing the two approaches, we wrote out how all-inclusive and à la carte actually compare. Florals are not part of the package. If you want them, our on-site sister company, Enchanted Design & Floral, books them separately and prices them on their own. It is family owned, and weddings are its only business. The Bridal Suites Three rooms, and nobody getting ready on a bathroom counter. A dressing room, a living room set up for hair and makeup, and a dining area. Fully furnished, on the estate, yours for the day. Three rooms means the morning runs side by side instead of in a queue. Hair and makeup work in the living room, the dress waits in the dressing room, and whoever is not in a chair has somewhere to sit down that is out of the way. It photographs well, too. Cream walls, a chandelier overhead and plenty of daylight, so the getting-ready pictures look like the start of your wedding day rather than a borrowed hotel room. Because it is on the estate, nobody has to get into a car in a finished dress with finished hair. When your coordinator says it is time, you are already here. What you still choose All-inclusive does not mean fewer choices. It means every choice you make is one that actually matters. Menu, music, cake, the look of the room — those are yours. What goes away is chair delivery windows, who feeds the DJ, and whether the photographer and the coordinator have ever met. More is not better. Handled is better. Before you sign The detail behind the package. Wedding Glossary All-Inclusive vs À La Carte What a…

Saxon Manor · Pricing · What a Venue Fee Does Not Cover Budget maths What a venue fee does not cover. The number on a venue’s website is rarely the number you pay. Here is what usually sits outside it, so you can build a total that survives contact with the invoice. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Why the gap exists The fee is a rental. The wedding is everything else. A venue fee typically buys the space for a set number of hours, and sometimes tables and chairs. It is a real number and it is not a dishonest one. It is simply answering a narrower question than the one couples are asking. The gap between that number and your final total is where wedding budgets break. Usually outside the fee The line items to add before you compare anything. Catering, and the staff to serve it. Bar, bartenders, and often the liability insurance behind them. Photographer, DJ or band, cake, officiant. Florals, and the rentals the florals sit on. Linens, glassware, place settings, and the setup and breakdown labor. Coordination, which is a role whether or not anyone is paid to do it. Service charges and gratuities, which are usually a percentage on top of the total rather than inside it. The two that surprise people Service charges, and the cost of the gap itself. A service charge applied to a five-figure subtotal is a four-figure line, and it is frequently disclosed late. Ask for it in writing on the tour. The second cost is not on any invoice. Nine vendor relationships across a year is a real amount of your evenings, and on the day it means nobody has authority over anybody else when something slips. How we handle it One number, and it is on the site. Everything in the list above is inside the package here, which is why the ranges are published rather than quoted on request. The Barn and the Garden Room run $15,000–$21,000. The BoHo runs $9,500–$12,500. Upgrades exist and are optional. They are priced individually and shown to you before you sign. The number you are quoted is the number you pay unless you choose to add something. 4.9 on Google 1,400+ reviews from real couples. Family owned Weddings are the only business. The Bridal Suites Three furnished rooms to get ready in. Florals available Not included. Enchanted Design & Floral, our on-site sister company, books them separately. One contract One deposit for the whole package. Payment plans Available. Ask on your tour.

Saxon Manor · Wedding Venues Near Tampa 45 minutes from Tampa A wedding venue near Tampa that does not photograph like a ballroom. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 The 45-minute question Is it worth driving out of the city? Couples come to us from Tampa, St. Petersburg, Clearwater, Wesley Chapel, Spring Hill and Lutz. The drive is the trade, and it is worth making for one reason. What forty-five minutes buys you here is a property, not a room. The estate itself is in Brooksville, in Hernando County. A hotel ballroom in Tampa costs about what an all-inclusive wedding costs here, and it photographs like a hotel ballroom. Saxon Manor photographs like a private estate, because it is one. Three venues, one estate Pick the room. The rest is the same promise. Luxury chic The Barn Our largest space. Saxon Manor · Wedding Venues in Brooksville, FL Hernando County Wedding venues in Brooksville, and what makes this one different. Brooksville sits in the oak country north of Tampa. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Why couples look here Far enough out to feel private. Close enough in that people come. Brooksville is about forty-five minutes north of Tampa and ninety from Orlando. That distance is the point. Land this far out buys mature oaks, room between buildings and a sky with nothing built into it, at prices that stop a Tampa venue from ever offering the same thing. It is also close enough that your guest list turns up. A wedding two hours away starts losing people. Forty-five minutes does not. 4.9 on Google 1,400+ reviews from real couples. Saxon Manor · Wedding Planning Timeline Planning A wedding planning timeline that assumes you have a job. Most timelines are written for a full-time planner. This one is written for two people with work, and it collapses hard if your venue is all-inclusive. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Twelve to eighteen months out Only three decisions actually matter this early. Set the real budget, not the aspirational one Agree the number you will actually pay, all in. Every later decision is downstream of it, and most couples set it twice because the first one ignored catering and bar. Pick the season before the date In Florida the season decides more than the date does. Decide whether you want the dry cool months or you are comfortable with a summer afternoon plan. Book the venue It is the only vendor that constrains every other one. Guest count, date and budget all resolve the moment it is signed. Nine to twelve months This is where the two paths split. If you booked an à la carte venue, this is the long stretch: caterer, bar, photographer, DJ, cake, officiant, florals, rentals, coordination. Eight or nine contracts, each with its own deposit, its own timeline and its own failure mode. If you booked all-inclusive, most of that is already done — this is the list. What is left is the dress, the rings, the guest list and anything you actively want to add. Six months The things people leave too late. Send save-the-dates, especially if guests are traveling. Book accommodation blocks while there is still choice. Start the dress. Alterations take longer than anyone budgets for. Settle the guest list properly. Every later cost scales off this number. Six weeks to the day Short, if the venue is doing its job. Final guest count and seating. Final walkthrough and timeline with your coordinator. Confirm arrival times for anyone you brought in yourself. Rehearsal, and then stop. Nothing decided in the last week improves the day. The honest version The timeline is mostly a function of one choice. How long your planning takes is decided almost entirely by whether you are managing vendors or someone else is. Everything else on this page is the same either way. The comparison between the two is the decision worth spending time on.

An entire outdoor ceremony moved indoors with under an hour to go. A coordinator carrying the bride’s train and holding her umbrella through the rain. And a room full of guests who never knew any of it was happening. That is what the package buys. Google indexes the topics inside a listing’s reviews, and on ours the coordinator is mentioned more than the all-inclusive package, the barn and the cake combined. The useful part is not the question. It is what a vague answer tells you. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Money Four questions that expose the real number. What is the all-in cost for my date and my guest count? A venue that can only give you a starting rate is telling you the number moves. Ask what it moves with. What is not included? Every venue has a list. A venue that says “nothing” has not understood the question or is not answering it. What are the service charges, and are they on top of the total? This is where a quote quietly grows by twenty percent. When is the balance due, and what happens if we need to move the date? Ask for it in writing on the day you tour, not the day you sign. The day itself Four questions about what actually happens. Who is running my wedding, and will I meet them before the day? A coordinator you meet once at the sale and never again is a sales role, not an operations one. What happens if it rains? Listen for whether the answer is a plan or a hope. A tent you pay for on the morning is a hope. How long do we have the space, and what is the overtime rate? Sites that flip two weddings a day are running a schedule, not your evening. Can we see the room set the way ours would be? Photographs are styled shoots more often than couples realize. Vendors Three that decide how much work lands on you. Is the catering in house, and can we taste it before we commit? Are we required to use a preferred list, and what does that list cost against the open market? If something we bring in fails to turn up, whose problem is it on the day? How to use the answers Compare the totals, not the deposits. Venues are usually compared on the booking fee, which is the one number that is not comparable. Put every venue you tour on the same sheet with the all-in figure for the same guest count, then compare. Our answers to all eleven are on this site before you call anyone, and the ones couples actually ask us are on the FAQ. The numbers are on the pricing page, the package is on what is included, and the weather answer is the rain plan.

Saxon Manor · Planning for Your Guests The people you invited Your guests remember how the day treated them. Not the linens. Whether they could find parking, hear the vows, reach the restroom without help, and eat something they were actually able to eat. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Start here A guest list is a logistics problem wearing a nice outfit. Every choice you make about a wedding lands on somebody. Where you put the ceremony decides who is in the sun for twenty minutes. What time you start decides who drives home in the dark. Whether the venue has one accessible route or three decides whether your grandmother spends the reception at the nearest table to the door. None of that is visible in a photograph, which is why it is usually the last thing anyone plans and the first thing anyone notices. What one estate changes Three venues, one property, one walk. The Barn and the Garden Room each hold up to 150*; the BoHo holds up to 55 Ceremony and reception sit on the same grounds, so nobody drives between them The rain plan moves your day indoors on the same estate, at the same price Parking is on site, not on a road shoulder half a mile away The Barn, the Garden Room and the BoHo are all climate controlled Three-room Bridal Suites mean the wedding party is not getting ready in a car *The Barn can accommodate up to 200 guests maximum, and a $50 per person charge will be applied at any party size over 150. The part people underestimate Florida is the guest experience. An outdoor wedding here is a good idea for about eight months of the year and a decision that needs a plan for the other four. Heat, afternoon storms and mosquitoes are not edge cases in Hernando County — they are the weather. The advantage of three rooms on one estate is that none of that becomes a crisis. Your coordinator makes the call while you are getting ready, and your guests walk indoors instead of standing under a tent somebody had to source at 48 hours notice. Where to stay Two hotel clusters, picked by which way your guests drive in. Guests arriving from the west and south, on US-19 or the Suncoast Parkway, block the pair at the Suncoast Parkway and Cortez Boulevard interchange: the Holiday Inn Express and Suites Brooksville West and the Fairfield Inn and Suites Brooksville Suncoast Parkway, about eight miles west of the estate on Cortez. Guests arriving on I-75 block the cluster at exit 301 on Cortez Boulevard: a Hampton Inn, a Holiday Inn Express and Suites, a Quality Inn and Suites, and a Microtel, ten to eleven miles east of the estate. Spring Hill has a Hampton Inn and a Microtel on US-19 as well, 13 to 15 miles out. Pick one cluster, not both; a split…

Saxon Manor · Micro Weddings Under 55 guests A micro wedding is a choice, not a downgrade. Fifty-five people who actually matter to you, in a room built for exactly that, with the same team and the same all-inclusive package as every other day here. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 The definition What is a micro wedding? A micro wedding is a full wedding with a short guest list, usually under 50 people. Ceremony, dinner, toasts, first dance, cake. Everything a 150-guest wedding has, for the people you would actually call on a Tuesday. It is not an elopement (that is the two of you and a witness or two, usually with no reception) and it is not a minimony (a small ceremony now with a bigger party planned later). It is the wedding, at a size where you talk to every guest. At Saxon Manor a micro wedding happens in the BoHo: its own ceremony site, its own climate-controlled dining room, up to 55 guests, and the same coordinator, chefs, bar, photographer, DJ, cake, and officiant the big rooms get. It runs $9,500 to $12,500 all-inclusive. Here is what the low end of that range looks like. The glossary has the short version. Let us be clear about one thing This is not the budget option. It is a different wedding, chosen on purpose. Couples pick it because they would rather spend the day with fifty people they love than a hundred and fifty they half-know, and spend the budget accordingly. Second marriages. Couples flying family in. Couples who looked at a 150-person production and quietly decided they did not want one. None of that is settling. What you get The same nine things, at your scale. The BoHo: covered, climate controlled, up to 55 guests $9,500–$12,500 all-inclusive, one contract, one deposit Ceremony, reception, coordination, chefs, bar and staff Photographer, DJ, cake and officiant, all in the number The three-room Bridal Suites, same as any other wedding here The same rain plan, because three venues sit on one estate Also in the BoHo Rehearsal dinners, showers and brunches. From $2,000–$3,000. If you are getting married here, the day before and the morning after can happen here too. Before you ask The questions couples ask about micro weddings. How many people constitute a micro wedding? There is no official number. Most planners and venues put the ceiling between 20 and 50 guests; the point is a guest list short enough that the couple speaks to everyone. The BoHo at Saxon Manor is built for up to 55. Is 50 guests a micro wedding? At the upper edge, yes. Most definitions stop at about 50; above that it is usually called an intimate or small wedding. Saxon Manor’s micro-wedding venue, the BoHo, holds up to 55, and lists over that move to the Garden Room or the Barn. What is the difference between a micro wedding and an…

Saxon Manor · The Barn Luxury chic — up to 150* guests The Barn seats 150 guests*, and dancing still goes late. Our largest space, and the one most couples picture when they imagine the whole guest list in one room — draped interiors, vintage detail, a private wooded setting, and climate control, because this is Florida. It is also a commercial property, so the Barn does not have to close at the same hour many other venues do. Saxon Manor · Wedding Glossary Plain English Every wedding word a venue will use on you. Service charge, F&B minimum, corkage, force majeure. None of it is complicated once somebody defines it honestly, and several of these terms exist mainly to make a quote look smaller than it is. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Why this page exists Most of these words are doing a job. A venue fee sounds like the price of a wedding and is usually a third of it. A service charge sounds like a tip and generally is not one. A deposit sounds refundable and almost never is. None of that is dishonest exactly, but it is not neutral either, and a couple booking their first and only wedding is negotiating against people who do this every Saturday. So here is the vocabulary, defined the way we would define it standing in the barn with you. The terms A to Z, more or less. All-inclusive all-in, full-service packageOne contract that carries the venue and the vendors together — ceremony, reception, catering, bar, photographer, DJ, cake, officiant and coordination in a single price. The word is not regulated, so two venues can both call themselves all-inclusive and include very different things. Ask for the list in writing. À la carte venue-only, bring your own vendorsYou rent the space and hire every vendor yourself. It looks cheaper on the first quote because most of the wedding is not in it yet. It is the right choice if you want unusual vendors or total control, and the wrong one if you were hoping not to become a project manager. Venue fee site fee, rental fee, facility feeThe charge for the space and the hours — nothing else. On an à la carte quote this is the number couples remember, and it is usually a third or less of what the day ends up costing. Food and beverage minimum F&B minimum, catering minimumThe amount you must spend on food and drink regardless of how many people come. If you fall short you pay the difference anyway. A low venue fee attached to a high minimum is the most common way a quote looks cheaper than it is. Buyout exclusive use, private buyoutPaying to be the only event on the property. At venues that run two or three weddings at once it is an extra line; at a single-event venue it is simply how the day works and there is nothing to buy. Service charge administrative fee, banquet feeA percentage added to the food and beverage total, commonly 18 to 24 percent. It is not a tip. It usually covers staffing and overhead, it is often taxable, and in most states none of it is required to reach the servers. Gratuity tipMoney that goes to the staff. It is a separate thing from the service charge, and a contract that lists both is asking you for both.…

Saxon Manor · FAQ Answers The questions everyone asks. Answered here, in full, before you have to ask twice. Nothing routed to “contact us for details”. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 What does the price actually include?Ceremony and reception space, tables, linens, setup and breakdown, in-house chefs and your menu, bar and event staff, photographer, DJ, tiered cake with a tasting, officiant, and a coordinator from booking through your last dance. The number you are quoted is the number you pay unless you choose to add something. So what is not included?Your dress, rings and honeymoon, plus any upgrade you choose — premium bar, late-night additions. Upgrades are optional, priced individually, and shown to you before you sign. Florals are not included either: our on-site sister company, Enchanted Design & Floral, books and prices them separately. How much is a wedding here, honestly? The Barn and the Garden Room run $15,000–$21,000 all-inclusive. The BoHo runs $9,500–$12,500. The top of each range is a full package — 150 guests in the Barn or Garden Room, 55 in the BoHo. The Barn can accommodate up to 200 guests maximum, and a $50 per person charge will be applied at any party size over 150. Where you land inside the range depends on guest count and date, and you get that number on your tour. What happens if it rains?Your wedding moves indoors on the same estate, with the same team, at the same price. Three venues sit on one property, so there is no tent invoice and no scramble. Your coordinator makes the call while you are getting ready. Can we bring our own vendors? The package is built around our in-house team — that is what keeps one number one number. Bring us what you want the day to feel like and we will build it. If you have a vendor who matters to you, raise it on the tour and we will tell you straight away whether it works. How far is it from Tampa and Orlando?Roughly 45 minutes from Tampa and 90 minutes from Orlando, at 103 S Saxon Ave. in Brooksville. Far enough to feel private, close enough that your guest list will still show up. Do you host anything other than weddings? The BoHo hosts rehearsal dinners, showers and brunches from $2,000–$3,000. Weddings are the main thing we do, and the estate is set up around them. What does a tour involve?About an hour. You walk all three venues and the Bridal Suites, and you leave with real pricing for your date and guest count — not a brochure and not a follow-up call to “discuss investment.”

A covered, climate-controlled corner of the estate for a smaller guest list with a bigger personality. This is not a scaled-down wedding. It is a different one, chosen on purpose — and it gets the same team and the same package as every other day here. Book a tour What’s included $9,500–$12,500 all-inclusive Up to 55 guests ★★★★★ 4.9 · 1,400+ reviews The BoHo is right if Your list is 55 or fewer and you want it that way. You would rather spend the budget on the people who are actually there. This is a second marriage, or a first one you want on your own terms. Your family is flying in and you want a day, not a production. Look at the Barn or the Garden Room instead if Your list will not come in under 55 — both larger venues seat up to 150*. *The Barn can accommodate up to 200 guests maximum, and a $50 per person charge will be applied at any party size over 150. Every venue here runs the same package and the same team. The room changes. The promise does not. One number, no ambush $9,500–$12,500 covers all of this. Where you land inside the range depends on your guest count and your date — $12,500 is a full house at 55 guests on the all-inclusive package. Upgrades are optional, priced individually, and shown to you before you sign. The BoHo also hosts rehearsal dinners, bridal showers and day-after brunches, from $2,000–$3,000. ★★★★★ 4.9 · 1,400+ Google reviews Family owned · weddings only One contract · one deposit Payment plans available A real Saturday, October 2024 “Mother Nature threw a hurricane at us. Within an hour of the ceremony we had to move everything indoors… when I finally saw the space, it was breathtaking. Saxon Manor · Pricing · All-Inclusive vs À La Carte Two ways to buy a wedding All-inclusive or à la carte, and how the maths actually lands. This is a comparison of two approaches, not of two venues. Both work. They fail differently, and they cost differently once everything is counted. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 What à la carte really is You are buying a room and taking a project management job. The venue fee buys the space and some hours. Catering, bar, photographer, DJ, cake, officiant, florals, rentals and coordination are yours to source, contract, schedule and chase. The appeal is real. You choose every vendor and you can spend hard where it matters to you and cut where it does not. The cost is also real, and it is mostly not money. It is eight or nine relationships to manage over a year, and a day where nobody has authority over anyone. What all-inclusive really is One contract, one number, one team. The package covers ceremony and reception space, tables and linens, setup and breakdown, in-house chefs and your menu, bar and event staff, photographer, DJ, tiered cake with a tasting, officiant, and a coordinator from booking through your last dance. You give up some vendor choice. What you get back is a single number and a single person accountable on the day. Where à la carte wins Be honest about this before you choose. You already have a photographer or a band you will not compromise on. You want an unusual food format that no in-house kitchen will run. You genuinely enjoy the sourcing, and you have the year to spend on it. Your guest list is small enough that the coordination burden stays manageable. Where all-inclusive wins The other honest half. You want to know the number now and have it hold. Both of you work, and a year of vendor management is not free time you have. You want one person to call when something moves, including on the day. You are planning from out of state and cannot tour eight suppliers. The comparison that matters Compare totals for the same guest count. À la carte looks cheaper at the point of booking because the venue fee is the only number on the table. It is not a like-for-like figure. Add catering, bar, the eight vendors and the rentals and compare that against an all-inclusive total for the same head count on the same date. It is worth knowing what a venue fee usually leaves out before you compare us to anyone. Our ranges are published rather than quoted on request. The Barn and the Garden Room run $15,000–$21,000 all-inclusive, and the BoHo runs $9,500–$12,500. The top of each range is a full house.

Saxon Manor · Getting everyone in, on the site and on the property Accessibility Getting everyone in, on the site and on the property. What we have built into this website, what the estate is actually like to move around, and who to call when the answer here is not enough. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 This website Built to WCAG 2.1 AA, and checked rather than assumed. Every page works from the keyboard alone, with a visible focus outline on each link, button and form field. Headings run in order so a screen reader can skip through a page instead of reading it end to end. Images that carry meaning have alt text, and images that are decoration are hidden from screen readers rather than announced as noise. Text and background color pairs are measured against the WCAG AA contrast ratio, not eyeballed. The venue tour video on the home page is a real button, not a picture of one, so it can be reached and played with a keyboard. If you have reduced motion turned on in your operating system, the site respects it and the animations do not run. The property One level, short distances, grass in between. The three venues sit on one estate rather than being spread across a campus, so the walk between a ceremony and a reception is short. Parking is on site. Some of the ground between spaces is grass and garden path, which matters for wheelchairs, walkers and heels. If a guest needs a firm route, a drop-off close to the door, or a seat within easy reach of the restrooms, tell your coordinator when you plan the layout — that is exactly the kind of thing the coordinator exists to arrange, and it is far easier to design in than to solve on the day. Before you book Ask on the tour, and bring the specifics. The most useful thing you can do is name the actual need on the tour: a wheelchair, an oxygen concentrator that needs power, a guest who cannot manage a step, a hearing loop, a service animal. We would rather walk the route with you in advance than guess. Call 813-909-3414 and ask for the coordinator. Found a problem Tell us and we will fix it. If any part of this website is hard to use with a screen reader, a keyboard, magnification or a phone, email sa*********@*********ts.com or call 813-909-3414. Say which page and what happened, and we will get back to you. If you cannot reach the information you need on the site at all, call us and we will read it to you, send it another way, or answer it directly. Related The rest of the small print. Saxon Manor · Pricing · All-Inclusive Weddings How the day actually runs One team who have all worked the same wedding before. All-inclusive is not a discount structure. It is an operating decision: the people setting your room, cooking your dinner and running your timeline work for the same place, so nobody is negotiating a handoff at four in the afternoon. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 The problem it solves Most wedding-day failures are handoff failures. The cake is late because the baker was given the wrong load-in door. The photographer misses the first look because nobody told her the timeline moved. The band cannot plug in because the venue and the DJ each assumed the other was bringing power. None of those are anybody being bad at their job. They are what happens when eight companies who have never worked together are asked to hit the same twenty minutes with no shared plan and no one in charge of the whole. Booking every one of those pieces through one venue does not make the pieces better. It makes the seams disappear, because there are no seams. What that looks like Four things that stop being your problem. The timeline Your coordinator builds it and then holds it. Every person working your wedding already has it, because they all work here. The load-in Nobody is being directed to a door for the first time. The chefs cook in the kitchen they cook in every weekend. The weather call Three venues sit on one estate. The decision to move indoors is made on site, by your coordinator, while you are getting ready. The invoice One contract and one number. Vendors are not billing you separately and they are not billing each other. In the number Nine things, quoted once. What we do not pretend It is not for everyone, and that is a real answer. If you have a photographer who is family, or a caterer you have wanted since you were nineteen, an all-inclusive package is the wrong shape for your wedding and we would rather say so on the tour than after the deposit. Bring it up when you visit. We will tell you straight away whether it works here rather than letting you find out later. Three rooms Same package, different day. Luxury chic The Barn Best for: Full guest lists, evening receptions, dancing until the…

Saxon Manor · Dream Weddings Design and styling Bring us what you want the day to feel like. Not a Pinterest board to be reproduced item by item. A feeling, and a team who have set these three rooms enough times to know what will actually land in them. Book a tour 813-909-3414 ★★★★★ 4.9 · 1,400+ Google reviews Three venues, one estate Booking 2027 & 2028 Where couples start The room decides more than the palette does. The same flowers read completely differently under the Barn chandeliers than they do in the light-filled Garden Room at two in the afternoon. That is not a styling opinion, it is light. So the design conversation starts with which room and what time of day, and the palette comes second. Couples who do it the other way round spend the process trying to force a look into a space that was never going to hold it. The estate Four rooms of evidence. How the design side runs Three conversations, in this order. The feeling Warm and low-lit, or bright and green, or something with a harder edge. One sentence is enough to start. The room Which of the three, and what hour. This is where most of the look is actually decided. The detail Linens, florals, lighting and the table. Design and coordination are in the package, and Enchanted Design & Floral is an on-site sister company rather than a referral. One thing worth saying Styled shoots are not weddings. Most venue photography you have seen is a styled shoot: empty room, perfect light, no guests, no dance floor, no cake table. It is not dishonest, but it is not the room on a Saturday either. Ask any venue you tour to show you the room set the way yours would be, at the hour yours would be. Ask us that too.
